Pretty Package

A home that sits on the market too long can be absolutely frustrating for a seller. Endless showings and the stress of waiting around can really take its toll. If this describes you, it's time to take a good hard look at what you're offering.

Obvious to a potential home buyer, but not always so obvious to the seller, is the overall condition of the property. If you haven't already done so, have a heart to heart talk with your Realtor. Tell them your concern and ask if they will do a walk-through with you. Ask for and really listen to their advice and suggestions. It doesn't make any difference if you like the way house looks. You're courting the favor of a buyer and they will see things differently.

How many times have you purchased something just because it looks nice or it's packaged beautifully? The same holds true for your home. It's the reason why manufacturers update their packaging on a regular basis. There are certain colors, shapes and images that instantly grab our attention. Think of your Realtor as your packaging consultant.

Curb appeal is the first thing that gets you noticed. Many potential buyers will drive through the neighborhood. Gift wrapping your home's exterior so that it looks neat, clean and well landscaped will make them slow down. It's easier to get them to open the front door if your home's wrapping looks good. A good scrubbing or fresh coat of paint on the entrance door says, 'Welcome.'

Once inside, make sure they aren't disappointed. When they open that door, they should be greeted by a clean, neat and nice-smelling home that they can imagine as their own. If the walls are dirty or the paint chipped, grab the cleaners and paint brush and get to work. Have the carpets cleaned and while you're at it, have the upholstered furniture taken care of at the same time. Clear out the clutter and organize storage areas, including the garage.

Small improvements can announce that your home has been well maintained. A new light fixture or new tile floors in the kitchen and baths will add fresh appeal.
 
Now, talk to your Realtor about your home's photo and the wording of any ads. Make sure they represent your property well. If your home was placed on the market in the summer and it's now winter, ask if a new photo can be taken. Speaking of photos, get cars, bicycles or other distractions out of the way. Open up your home's potential and you should get a faster sale.
