REASONS TO CHOOSE A REAL ESTATE AGENT OVER "FOR SALE BY OWNER"

While it can be tempting to "save money" by selling or buying without a real estate agent, the risks of going at it alone rarely outweigh the benefits.

You may end up having very few potential buyers, not understand the negotiation process, or even just not having the free time to try and find a buyer. And let's not even get into the legal and regulatory requirements that need to be followed - all of which are usually handled by a real estate professional.

REALTORS MAY NOT SHOW A "FOR SALE BY OWNER" (FSBO)
A buyer's agent knows there won't be a professional colleague on the other side of the transaction, making it discouraging to show such a house. 

"There are only two reasons to show a FSBO: There is literally no other inventory available, or the price is ridiculously low," says one real estate professional based in Atlanta, GA. 

"FSBO sellers are viewed as unrealistic, unreasonable, and difficult sellers whom professional realtors have rejected," he continues. 




PROFESSIONAL AGENTS AVOID EMOTIONAL SALES
Having an agent keeps you one step removed from the entire process and makes you less likely to make stupid - or emotionally motivated - mistakes, such as overpricing your home, refusing to counter a low offer because you get offended, or giving in too easily when you have a deadline for selling. 

You'll also have to deal directly with every rejection that comes your way.  "As a homeowner, it can be quite upsetting to hear some of the comments that are made by buyers and, oftentimes, their agents," says David Kean, a realtor based in California. 




AGENTS ACCESS LARGE NETWORKS
While you can list your home yourself on public listing sites, you'll barely scratch the surface of your potential buyers. You won't have relationships with clients, other agents and agencies, and the professional MLS to bring the largest pool of potential buyers to your home. Less buyers means less demand, which means more time and less money for you at the end.

An agent can find out if someone is a lookie-loo or an actual qualified buyer. Realtors are trained to ask qualifying questions to determine the seriousness, qualification, and motivation of a prospect




A SELLER SHOULD NEVER BE PRESENT WHEN SHOWING A HOME
It's incredibly awkward to buyers to have a seller present when they're touring the home. In fact, most potential buyers end up rushing through the home and end up not liking it because of the experience they had, rather than because of the house itself.
